Residential & commercial redevelopment of a former ventinary hospital site near to Randwick race course & UNSW with 35 residential stratas and a new vetinary clinic.

The design proposes a new vetinary clinic on Botany Street, a busy local road, and 35 residential apartments to Waratah Avenue, a street consisting of three storey appartment buildings and single storey semi detached dwellings. The design for the new residential component proposes three storey buildings in semi detached pairs separated by entry breezeways, a fragmented and permeable response to the predominant texture of the precint.

The internal planning of apartments provides for dual aspect and cross ventilation. Large private balcony and courtyard areas are provided to the north and water features promote cooling and provide on site dentention.
